This amount does not include expenses and taxes related to the formalization of the lease agreement for a use other than residential purposes, which are detailed below and shall be borne by the tenant/lessee.

(I) TAXES:
Value Added Tax (VAT): The landlord will issue a monthly invoice for the agreed rent, increased by the applicable VAT rate. As a general rule, the VAT rate will be 21%.

Any taxes, fees, contributions, and other charges related to the business and/or activity carried out on the premises shall be exclusively borne by the tenant.

(II) EXPENSES:
The landlord and tenant may agree that the general expenses necessary for the proper maintenance of the property, its services, taxes, charges, and liabilities that cannot be individually allocated and that correspond to the leased property or its accessories, shall be borne by the tenant. Such agreement must be made in writing and specify the annual amount of these expenses as of the date of the lease agreement. Expenses that can be individually measured through utility meters shall be borne by the tenant.

(III) Real Estate Agency Fees:
Upon signing the lease agreement, the tenant shall pay the corresponding agency fee invoice equivalent to one month's rent as finally agreed, plus 21% VAT applied to the amount of that monthly rent.
